Inspections
Quarterly inspections enable us to stay abreast of the status of each property we manage. Maintenance lists are generated and discussed with property owners.
Maintenance
Well-maintained properties command higher rents, lease faster and better retain tenants. We analyze your portfolio and identify required upgrades and recommended preventive maintenance and improvements. Tenant reported emergency and normal repairs are reported through our property management application.
Financial Reporting
Financial reports are generated by our property management application. The reports detail all income and expenditures. These reports are available on-demand on the owner portal.
Rent Collection
Tenants have the option to pay rent through the tenant portal on our App. They may also pay by check in person at our officed in Hamden, CT. We have a zero-tolerance policy for late rent and follow the Summary Process outlined by CT State law for failure to pay rent.
Evictions
We are well-versed in the Summary Process used in CT to evict residential tenants. While we always want to avoid such a disruptive, expensive situation, we also realize that some cases warrant the action. When needed, we will handle the process and keep you appraised of progress.
Association Management
Fee collection
Unit owners can access our portal at any time to pay HOA fees. Fees may also be paid by check in person or by mail. Late fees are collected as defined by the association.
A property manager is assigned as a single point of contact. The property manager attends all association meetings and works with the association board to track and address action items from meetings.
Administrative support
The property manager works with the association board on budgets, maintenance, legal issues and reporting. Support is tailored to meet the needs of the association.
Tenant Relationships
Good tenant relationships help ensure tenants are retained longer, take care of the property, pay rent on time, communicate maintenance issues before they become expensive problems and treat other tenants respectfully.

Management and tenant generated work orders are tracked in our property management system. Real-time status is available for owners and tenants.

Who we are
Jeff, Tyler and Dave formed Bulldog Property Management in 2020 to carry forward the singular professionalism and customer service experienced by our commercial and residential buyers and sellers and raise the bar in the property management industry.
Dave started in real estate in 2014 renovating houses and managing his own multi-family and single-family rentals. He earned his real estate license in 2017 to buy run-down properties and list them for sale after renovation. Over time, other investors started to use him as their realtor as well. In May 2018, he left his job as Director, Systems Engineering at a major medical device manufacturer to work full-time in real estate. He serves the Greater New Haven area focusing on residential real estate with significant experience evaluating, buying and selling multi-family investment properties. Leveraging his renovation experience, he has also built partnerships to help those interested in buying or selling properties in need of updating / repairs and those interested in owning income producing properties.
Dave is a member of the CT Association of Realtors and the New Haven Middlesex Board of Realtors. He is a former Naval Officer and 1994 graduate of the United States Naval Academy with a BS in Systems Engineering. He also holds a Masters of Science in Management from Southern Wesleyan University. He lives in North Haven with his wife, daughter and son. He enjoys sailing on Long Island Sound, learning the art of blacksmithing and is an enthusiastic fan at sporting events for both children.
Jeff holds a BS in Industrial Engineering from Lehigh University. Jeff is a member of the Greater New Haven Association of Realtors, Commercial Investment Division (CID) and a CCIM designee. Jeff has served on Board of Directors of numerous organizations. Jeff is a native of Branford and resides in North Branford with his wife Linda, a Professional Engineer, and their two children.
Tyler Della Valle began his real estate career when he joined his father, Ed, in a family owned Beazley agency in 1989 and was consistently among the top 2% producers nationwide. Over the years he transitioned to working manager and led a team of fifty agents while continuing his sales success. As equal equity partners, Tyler and Ed sold the Beazley operation to Coldwell Banker in 2005. Tyler continued with Coldwell Banker as their only “selling” manager and maintained his sales excellence by attaining Coldwell’s President’s Council.
He decided to better utilize his knowledge and abilities in the Greater New Haven area and elected to pursue opportunities in the commercial real estate market by joining Dow Realty in 2009. Tyler actively volunteers with a number of civic associations as well as Hamden Hall Country Day School. He is a member of the Connecticut Association of Realtors and is a director of the Greater New Haven Board of Realtors and is past President. He earned a BS in natural science from Muhlenberg College and also had two years of post-graduate study at New York University. He is a North Haven native where he and his wife Leslie and their two children reside.
Foster/Dwight Apartments
A long-term brokerage client approached us to manage their multi-family residential rental properties in New Haven. The clients split time between Florida, Mexico and Connecticut. Managing tenant relations and the properties from afar was overwhelming. Our clients’ quality of life was negatively impacted by the stress and additional workload. After reviewing the properties, we offered to provide services a la carte or take over full management. Although our clients were feeling the pain of being long-distance landlords, they were still emotionally involved in the properties and decided to transition activities slowly. We initially assumed marketing, leasing and day to day tenant interactions. As our clients realized the benefits of professional property management, we took on inspections, financial management and building maintenance. We now manage all aspects of the properties for our clients and provide periodic updates.

This property is owned by a partnership if individuals who have other responsibilities. They rely on us to manage all aspects of their investment. Are responsibilities include procuring new tenants, managing tenant improvement and fit-ups, lease administration, rent collection, common are maintenance, landscaping and snow removal, book keeping and budgeting,
We’ve arranged and managed several re-finances of this property for the owners, handling all aspects of the refinance (including environmental) with the bank. River run is a very profitable property under Bulldog Management’s watch.
Twin Lake Commons Condominium Association
Twin Lake Commons is a diverse mix of retail and office condominiums. Each occupant has unique requirements and service needs. Under Bulldog’s guidance, the association has installed a new roof on the building, a new monument sign, parking lot lighting, and a new sidewalk in front of the building.
These improvements have greatly benefitted occupants such as the day care, pediatrician, nail and hair studios, eating establishments, as well as the office tenants. We understand the different needs of all parties with equity in the association.
